This is Just a Simple Project, Can You Give Me a Bid On It Without Plans?

Many homeowners ask us for a price for their projects.

Of course it makes sense for them to know what their project will cost. However, if you have not fully defined your project yet, there is no way a Lansing area professional remodeler can give you a bid or fixed price for your project. Even if you feel your project is a simple one, without professionally prepared and complete plans and specifications, the project you are imagining in your head may not be the same project your contractor is seeing in his. Collecting pricing and selecting a local contractor based on assumed and or imaginary project details, as you can imagine, can lead to very disappointing results, both with the work completed as well as the final bill.

Maybe think of it this way.

How would you feel about a contractor building your home without plans? One person might say that contractor is real smart if he or she can build a whole house without any plans. Another might say that contractor is not so smart because without plans he has to do and or direct everything and everyone on the job to get it done. And, without plans to guide them, unless his team can ask him questions about the project as they come up, they will either be slowed down or even might have to stop and wait for instructions. Would you want to work with a contractor who does everything from memory? Would you feel confident about the end result if that contractor allows his team to make critical decisions about your project’s details on their own; on the fly, and without plans to guide them?

How good is your imagination and recollection?

The creation of plans for a remodeling project can help make sure both you and your contractor are agreeing to build the same project. Without plans to help you picture what your project will look like will you have the confidence to go forward? When you leave for work in the morning do you want to be anxious about what you will see when you get home, or would you prefer to look forward to seeing just what you expected? At Custom Built Design and Remodel when you work with us we want to make sure you get just what you expected. By using and sticking to our proven design and construction process, the remodeling project plans and specifications we create together will become the communication tools you and our team of remodeling professionals will use to guide and hold each other accountable as we complete the remodeling project you have been dreaming about.

Here is what we can do

Without plans and specifications Custom Built Design & Remodeling will not be able build your project. And without those same plans we will not be able to give you a fixed price remodeling proposal for your project. We can of course give you a ballpark range of cost, based on agreed assumptions, you can use to see if moving forward with your remodeling project and remodeling project design will be practical based on your personal budget realities. Then, using your budget as our guide during project design, we can help you explore design and product options that stay within your budget. Using our process, if you want, we can also help you explore design options that may exceed your budget. But we will only include those additional design considerations in the plans and specifications if you decide and commit to expanding your budget.
